Property Owners – portfolio’s including commercial and residential

We can offer advice and placement for property portfolios of all sizes, providing cover for both commercial, residential or a mix. With our knowledge of both the property and insurance market, we can offer bespoke wordings, ensuring that all your risks are met.

Risk Management

However it is not just placement that we offer; the insurance landscape is changing and becoming much more challenging.

We are entering what is known as a ‘hard market’, where capacity is reducing leading to price increases, reduction in cover, and in some cases major challenges in even placing some properties.

To counter the effects of a hard market, we discuss risk management with our clients, reviewing current portfolios and claims trends, looking at ways of reducing the risk, and thus reducing both premiums and restrictive insurance warranties or endorsements.

Insurance Checking Services

There are a number of standard and non standard insurance clauses as part of any loan agreement, and if these are not met you could invalidate both your loan agreement, and your insurance policies. We provide a checking service, whereby we review any loan agreement alongside your insurance policies to ensure that you comply with all of these clauses, or highlight areas of deficiency and provide solutions to these.

Professional Indemnity – for Property Agents and managers and the wider market

As a property advisor and consultant, you are liable for the advice you provide, and so we can offer advice and placement for your professional risks.

Like property, Professional Indemnity, is another area that is being hard hit by the hardening insurance market, with premiums increasing hugely, and cover being restricted.

Development Insurances – especially principal lead projects providing cover for the work in progress, and other risks such as Environmental Impairment.

Development projects face many risks, both insurable and non insurable, and we can advise on the risk you face, and provide solutions or mitigations to these risks.

We can advise on such things as:

  • Contractors All Risks or Principal Lead Contractors All Risks
  • Future Loss of Profits – covering losses if the project is delayed following an insured delay.
  • Environmental Impairment Liability – as an owner of land you have a legally liability for any pollution or environmental damage that it causes, which can be very challenging especially if it has had previously been used for ‘dirty’ manufacturing processes. EIL goes further than a standard Public Liability policy, covering the wider damage a pollution incident can cause.

Legal Indemnities – such as Rights of Access and Right to Light

Any Land or Property you own, might be subject to an old contract clause, or have issues with access, and costs if these are ever come up can be prohibitive. We can offer advice on these, picking up such cover as:
